TERMS & CONDITIONS
RENTAL PAYMENT
In order to make a reservation a fee of $65.00 USD non-refundable administration fee for monthly reservations, $45.00 USD non-refundable administration fee for weekly reservations; or a $30.00 USD non-refundable administration fee for nightly reservations needs to be paid. This fee covers administrative costs. This payment is due 14 days after making your reservation. Unpaid reservations will be cancelled without notice after the due date. Balance of your final payment must be received at check-in.
FORMS OF ACCEPTABLE PAYMENT
Personal checks will be accepted for rent payments only if it arrives 30 days prior to check-in date. CREDIT CARDS WILL NOT BE ACCEPTED.
SECURITY DEPOSIT
For all rentals, at check-in, must be pay in cash for $200.00 USD refundable fee for security deposit. Sometimes, the owner allows you the option of choosing to pay more cash security deposit to have some extra services on the property. Cash security deposits are based on the services and amenities each house has. Credit cards or personal checks are not accepted for Security Deposits. The guest is responsible for any malicious damages or theft. Please report any damage upon occurrence. If no damage occurs or excessive cleaning is not necessary deposits will be returned once we receive all utility bills for the rental period (This could take up to 45 days from departure). Beach Rentals Yucatan inspectors walk through each unit after check-out to ensure property is left in good order.
MAID SERVICE
IF, upon arrival, you have any housekeeping problems, report them to administration office IMMEDIATELY so that they may be rectified. NO DISCOUNTS WILL BE GIVEN DUE TO HOUSEKEEPING. Maid Service is available for purchase if it is not included in your rental rate (if it is you will see it on its description). Guests may also order maid service by sending and e-mail to info@beachrentalsyucatan.com. The guest is responsible for cleaning the property prior to departure. Any items that are not completed satisfactorily will result in a charge due and payable to Beach Rentals Yucatan. For an extra fee, a full cleaning of your rental property will be performed on your departure. Please contact us for rate inquiries.
CANCELLATIONS
Weekly or Longer: If you cancel you will be responsible for any lost rent or other damages, if the property is unable to be rented for the same period for the same or greater rent. If the property is re-rented, then and only then will a refund be made. Please remember that the $65, $45 and $30 fee is an administrative fee and not advance rent and will not be refunded. If you must cancel a reservation, note that all cancellations must be in writing by fax, email or letter.
If the property is re-rented for only a portion of the original rental period or at a reduced rate, the only refund due to the canceling tenant are the funds for the period and rate for which the property is re-rented not to exceed your original rental rate or term, less a cancellation fee of $75. Refunds will be payable to the canceling tenant within 45 days after the subsequent re-rental payment has cleared our bank. Note that if the property is not re-rented as required hereunder, no refund will be given. Please consider to obtaining an Trip Insurance.
A processing fee of 10% will be deducted from all reservation advance payments/deposits. If you must cancel or shorten your stay, notice must be given forty-five (45) days prior to arrival to insure a refund (less 10% processing fee). If you cancel within these time frames, the full advance payment/deposit will be forfeited. Any reservations made within forty-five (45) days prior to arrival and are cancelled will loose their entire deposit. NO REFUNDS FOR EARLY CHECKOUTS. CANCELLATIONS OR EARLY DEPARTURES DUE TO INCLEMENT WEATHER DO NOT WARRANT ANY REFUND OF RENT OR DEPOSIT.
RESERVATIONS CANCELLED BY BEACH REANTALS YUCATAN
If, when you are scheduled to begin your occupancy of the property reserved, the property owner or Beach Rentals Yucatan cannot provide the property reserved in a fit and habitable condition or if other circumstances require relocation to a different area on the shore you choose, WE RESERVE THE RIGHT TO SUBSTITUTE A REASONABLY COMPARABLE PROPERTY IN A FIT AND HABITABLE CONDITION. If we cannot do so, the landlord and Beach Rentals Yucatan will refund all payments made by you. We make every effort to ensure your reservation is undisturbed. If circumstances beyond our control do occur such as the sale of a home; the owner removes the home from the rental market; the home is in need of repairs that cannot be completed by your arrival, Beach Rentals Yucatan will contact you immediately and help you find an alternate property. Due to circumstances beyond our control such alternates may be in a different location. We will refund the difference in rent if the alternate accommodations are less than those reserved; if more you will be responsible for the difference in price of the unit. Beach Rentals Yucatan is the agent for the homeowner and has no authority to offer discounted rates or refunds.
CHECK-IN
Check in time is between 8:30 AM to 5:00 PM. For those arriving after office hours, arrangements should be made by telephone prior to arrival for key pick up information. Please report any existing damages to the property within 24-hours. If damage occurs during your visit, please report within 24 hours of occurrence. All properties are carefully checked after guest departure. If damage is discovered, appropriate billing will occur.
Please report any and all damages or equipment failure at 9992-00-67-61 during regular business hours which are 8:30 a.m. to 5:00 p.m.
There will be no refunds of rent or fees due to tenant’s dissatisfaction of home’s décor, breakdown of appliances, air conditioners or other conditions which do not render the property unfit or uninhabitable and over which agency has no control.
CHECK OUT
Check out time is between 8:30 AM to 5:00 PM. For those departures after office hours, arrangements should be made by telephone prior to departure for returning key information. Check out procedures includes removing all garbage from unit, washing all dishes and returning keys to the rental office. Prior approval from management must be secured for late check-out. Otherwise, an extra days rent will be charged.
KEYS
Non-returned keys will incur a $10.00 USD replacement fee per key. Additional keys may be requested and require a $10.00 USD deposit per key. All keys must be turned in upon departure to either our office.
ACCOMMODATIONS
Each property is owned by an individual property owner, therefore, Beach Rentals Yucatan is not responsible for décor, furnishings, appliances, bedding, and any other equipment/accessories included in the property. Beach Rentals Yucatan is not responsible for any changes or malfunctions to such items and therefore cannot issue refunds due to such changes or malfunctions. Refunds will not be given for any errors in this brochure. Rates, descriptions and availability are subject to change without notice. Beach Rentals Yucatan is not responsible for any pricing changes that occur after payment is made due to special promotional pricing issued by property owner.
TRASH/RECYCLING
Here on the shore, trash removal begins very early in the morning. Garbage will have to be at the road by 6:00 am. You may want to take the trashcans to the road the night before. GUESTS ARE RESPONSIBLE FOR TAKE THE TRASHCANS OUT TO THE ROAD IN TIME FOR GARBAGE PICKUP.
LOST & FOUND
Beach Rentals Yucatan is not responsible for any personal items left in or around units. Shipping and handling charges are responsibility of the guest. There will be a 7-day holding period for most items. Any large items such as cameras, CD players, or portable televisions that are found will be held for a 30-day period. Any items not claimed within the holding period will be donated to charity.
TELEPHONES/INTERNET ACCESS
Some of the properties are equipped with telephones. All long distance calls must be charged to your personal calling card or made collect. Some telephones are set up with minimum phone service which allows the guest to call out to just local areas. It is recommended that you bring along a cell phone so you may be reached by family/friends. The minimum phone service does not work with internet dial-up modem connections; therefore, it is recommended that guests select a home with internet access or plan otherwise must utilize the local places that offer internet access. Any phone charges showing on the property owner’s bill during the guest’s stay will be due and payable immediately upon receipt by the guest.
FIREWORKS
No fireworks of any kind are allowed on the premises of any property.
HURRICANES
If a hurricane warning has been issued, guests should monitor the weather for any updates on television or radio. In the event of a mandatory evacuation order, all guests must collect all belongings and evacuate immediately. Beach Rentals Yucatan and emergency personnel will make every attempt to notify all guests and take them to a safety place. After the hurricane has passed, Beach Rentals Yucatan inspects every rental. After inspection, guests may return, if property is deemed safe. If property is unsafe, every attempt will be made to re-accommodate guest. Beach Rentals Yucatan is not responsible for any injuries or losses incurred by an Act of God. Beach Rentals Yucatan does not refund any rent or reimburse for expenses related to a hurricane. However, trip interruption insurance is available for purchase as well.
OWNER’S LOCKED UP CLOSETS
All locked closets contain the owner’s personal items. These closets are not for tenant use.
Please bring extra towels for your beach use since we do not allow linens or other furnishings to be taken out of the unit.
Rentals of four (4) months or longer during the winter rate period will be given priority over one, two or three month rentals.
AGE POLICY
Since our vacation rentals cater to the family, we cannot accept reservations for vacationing students. Therefore, young singles (under 25) unaccompanied by a parent will not be permitted to register, and will be subject to forfeiture of deposit. 1 parent for every 3 under 25. Should the parent not remain throughout the reservation period, eviction and forfeiture of rents and deposit paid will result. Any reservation obtained under false pretense will be subject to forfeiture of deposit and the party will not be permitted to register.
NOTICE: If you are evicted from the unit which you are renting for failure to abide by the rules of the condominium in which your unit is located or for any other reason, you will NOT be entitled to a refund of the rents paid in advance and the deposit and you will be responsible for damages to the unit or condominium property caused by you or your guests.
POOL SAFETY
As there are no lifeguards on duty, for your safety, we request that you observe the posted Pool Rules, which forbid diving or jumping.
